Graeme Welsh Real Estate last week settled the sale of the former Goulburn Wool Scour premises in Mazamet Rd.
The Victorian buyer is “part of a very well recognised group of companies,” Mr Welsh says.
“On top of the old Coles Distribution Centre selling (and the brewery proposal), this is a feather in the city’s cap as far as jobs go,” he told the Post.
The firm is requesting anonymity until it lodges a development application.
However it has already had prelodgement discussions with Council planning staff.
Mr Welsh said the company had a wide range of interests and was recognised for its household brand names.
The Goulburn Post understands it involves manufacture.
“They have done a lot of due diligence and I think they will get on with a DA soon,” Mr Welsh said.
“They have liaised very closely with Council and have a good idea of what is required…These people don’t buy without a pretty good understanding of what they can do.”
Goulburn’s location between Sydney and Canberra helped lure the company.
The old wool scour building, vacated in February 2009, also offered plenty of space with 10,000 square metres. It has drive through access for semitrailers thanks to a major expansion in the mid 1990s. The facility also has a rail spur near its doorstep should the outfit wish to take advantage and 12 acres of surrounding land.
Agents first invited expressions of interest in the property in July 2009, five months after the scour closed.
Mr Welsh said the site had been marketed throughout Australia.
“The contact with this party was made 12 months ago and there have been continued discussions and negotiations since,” Mr Welsh said.
Agent Peter Bladwell nailed the sale last week.
Mr Welsh thanked Mayor Geoff Kettle and Council’s economic development officer Debbi Rodden for providing a “positive platform.”
The development will add to several in South Goulburn.
Macarthur Grange Brewery recently lodged a development application with the council for its operation on the corner of Ducks Lane and Hume St.
Local builders ARW Multigroup is also proposing a bulky goods/retail centre next door on a large block of land fronting Hume St.
Tenancies for the $2.2 million project are not finalised but would not compete with Goulburn’s economic centre, the DA stated. It does not involve fast food or small clothing retailers.
The proposal includes 135 car parking spots and room for 19 trucks to manoeuvre.
Company co-director John Ridley has declined to comment further on the venture until the DA was approved.
It is currently on public exhibition.
