It seems Goulburn Mulwaree is a hive of activity and conservative projections from the council have the total population rising from 29,750 (in 2016) to 37,202 by 2036.
This growth is backed up with anecdotal evidence from real estate sales people and developers who say the land around Goulburn is “selling like hot cakes.”
A DA for one of the new proposed estates at 133 Marys Mount Rd is on exhibition. It lists up to 393 lots available across a total area of 61ha.
This development is on land that incorporates the large heritage-listed homestead known as Teneriffe.
A Statement of Enviromnetal Effects (SEE) produced by Spacelab for the proposed estate says it will be developed in two stages. Stage one concerns the 20ha block containing the heritage homestead, biodiversity area and a second residential dwelling. This 20ha around the homestead is not being sold off.
“This is to facilitate the exchange on the contract with the existing owner at an early stage of the development,” the SEE states.
Stage two includes the development of 393 lot subdivision and a residual block – drainage reserve.
No demolition is occurring on the site. The land is zoned R2 Low density Residential and the site has minimum lot sizes of 700m2.
The proposed subdivision will have its main access from the south west corner of the site off Mary’s Mount Road. The internal roads in the design will be lined with native and deciduous street trees.
A biodiversity study of the site states the land has been used for agriculture since 1892 and much of the land has been cleared to open up the area for stock grazing and cropping.
The SEE concludes “the proposal is unlikely to result in any significant adverse impact on the environment. The proposed development is generally consistent with all relevant statutory planning requirements and is permissible with the consent of the Consent Authority.’
Another new estate proposed by former mayor Tony Lamarra at 129 Marys Mount Rd has 208 new lots available.
A DA for this development has been lodged with the council for the past two years.
Owner of the land, former mayor Tony Lamarra said he expected the negotiations to be finalised in February.
“We have sold the land already. It is going through in February providing everything goes well,” Mr Lamarra said.
“We are retaining the house and some acreage around it.
“So between these new lots and the lots next door it is about 500 blocks in total and there is enough interest – the lots are selling like hot cakes.”
Mr Lamarra said the DA was still before the council, under the name of Maxiwealth Holdings Pty Ltd.
“The total land is about 40ha (100 acres) and starts from his boundary near the large new roundabout on Marys Mount Rd. This is where the road will come into the estate,” he said.
“It is a beautiful block that will complement all of the other subdivisions in the area, such as The Tillage, the Merino Estate, the Jennings Estate near the monastery, the Merino Estate and Mistful Park.
“All up there will be a total of about 2500 houses around Marys Mount when it is all done.
“The land around Goulburn is selling like wildfire. As we always predicted, the city has become a centre of the whole region.
“People come into my furniture shop and tell me they have sold their house in Canberra or Sydney and have bought a house here and still have a good nest egg leftover for the future.
“This puts pressure on the council to provide infrastructure to support these new developments with services, but they are doing that with upgrades of the recent sewerage farm, etc.”
Maxiwealth Holdings CEO Colin Curran confirmed the number of new blocks at 129 Marys Mount Rd is 208. “There are two stages to this development, but the DA for the 208 lots has been before the council for about two years,” Mr Curran said.
“Stage Two is a DA for an offset property at Biala.”
