The Black Sheep Motel, located at 7 Joshua Street in Goulburn, is set to open in mid to late August.
The building was originally the Hume Lodge motel, then a men's hostel from 1982 to 2001 and has since been vacant.
The building is currently undergoing refurbishments with brand new bathrooms, flooring, electrical work and kitchen.
The business will contain 15 rooms including a common kitchen and dining area.
Black Sheep Motel operator Stephen Mogg said the opportunity came up and the building was a "good long-term move".
He wanted to "bring the building back to it's original purpose".
"We are very excited to bring the old property back to life... [and] look forward to finding out more history about the building," Mr Mogg said.
The new owners, Newcastle Accommodation Management, officially signed the lease on July 1 but had been in negotiations for a month with the landlord.
Mr Mogg said the motel's aim was to provide "affordable value for money".
He said everything in the building would be "brand spanking new".
Each room will contain Sleep Maker beds, smart televisions and free wifi.
The motel is the biggest project the business has undertaken.
Mr Mogg said they would support local business wherever possible and employ local people.
The motel will create a full time and a part time job.
