21 Park Close, Goulburn, a stylish, architecturally-designed country house, sold for $1.175 million last week.
Estate agent Justin Gay, of Ray White - Goulburn, described the five-bedroom house as a home of magnificent proportions and refined elegance.
The handsome, almost Art Deco property features a stately entry flanked by bay windows; rows of Romanesque arched windows; murals of painted forest scenes; high coffered ceilings; and a warm but restful colour scheme.
Outside, the 2.5 acre block includes a formal courtyard, a bridge over a garden, and a view from the hilltop.
The house was masterbuilt for a local family who were in business, Mr Gay said. When they downsized nine years ago, it was bought by a woman from Canberra relocating to Goulburn. She in turn downsized, and will move into the town.
The new owners are a young professional family moving from out of postcode, Mr Gay said. They have relocated for employment and for their children's education.
Mr Gay said he expected the property to sell for more than a million. He had eight inspections during the campaign, and five offers.
The Goulburn real estate market is strong, Mr Gay said. "We're seeing a lot of first-home buyers in the market. We're seeing a lot of locals going left and right, or up and down in size. We're selling a lot of blocks of land."
Many city dwellers are seeking a tree change: "It's definitely a trend we're seeing, particularly at that higher end. People are moving to enhance their lifestyle."
The trend, Mr Gay believes, is happening because people do not have to be in town for work. "There have been a few auctions created from COVID, and it's freeing them up to be more agile with their living arrangements."
"The rural lifestyle market is red hot," Mr Gay said. Mr Gay said that Ray White had sold three from four auctions last week, with 10 more auctions scheduled for November 6 - all lifestyle rural rural property, and all attracting strong inquiry.
