Ray White Goulburn real estate principal Justin Gay told The Post that contracts exchanged on the $2.15 million sale of Cowper Street house, Hurstville last week.
A couple from the Dubbo area, who have family living in Goulburn, purchased the historic mansion, which has been on the market for one year.
Mr Gay said the price set a new record for the residential sector within Goulburn. The previous record was $1 million less for the sale of Pineleigh off Addison Street to MP Pru Goward in 2014.
Hurstville is set on 23,000 square metres and includes five bedrooms, three bathrooms, formal living rooms large dining room, original fireplaces, original tile and woodwork features and an extensive garden.
The Victorian Italianate home was built in 1861 for Anne Hurst, the widow of wealthy Methodist Minister, The Reverend Benjamin Hurst.

An extensive restoration after 2006 when current owners Peter Caucino and Yvonne Arras bought the home removed unsympathetic additions from its time as flats.
Mr Gay said the result was very pleasing in a residential market that had slumped over the past three to four months.
Investors had dried up in the wake of the Banking Royal Commission and tighter lending.
"(But) there are first home-buyers out there and people up-sizing," he said.
On the commercial front, Ray White Goulburn has just negotiated the sale of the Belmore Building on the corner of Russell Lane and Auburn Street to a Sydney buyer. Contracts are yet to be exchanged.
