The Empire Hotel, which is strategically located in the heart of the city, has recently hit the market with price expectations of around $4 million.
The annual revenues from the business are in excess of $1.3 million, according to HTL Property.
The hotel is situated close to Goulburn Square Shopping Centre, Goulburn Workers Club and a council car park.
Located on a 1,578sqm landholding, the hotel has core trading attributes required for gaming and wagering operation.
The site offers future mixed use redevelopment potential.
"The regional pub market is currently bereft of quality hotels offering such obvious and compelling gaming upside in large regional centres," HTL Property's Director Sam Handy said.
"This has been reflected by the fact that both the freehold and leasehold entities have received unsolicited offers and approaches to sell over the last six months".
The property comprises nine accommodation rooms and a residence for a manager.
The Empire Hotel has employs 10 staff members.
"The property possesses the necessary core trading attributes to be the best gaming and wagering operation within Goulburn," HTL Property's Director, Blake Edwards said.
"The Empire Hotel is well positioned within the CBD."
The hotel is being offered via a national expression of interest campaign.
