Domain's senior research analyst, Dr Nicola Powell, said prices had skyrocketed in the Yass region.
"We released our House Price Report last week, and it shows prices are rising in the Local Government Area of Yass Valley," she said.
The report revealed the average house price in Yass in September 2019 was $580,000. Now that figure is sitting at $619,200. If you were savvy enough to have bought in September 2015, you'd be laughing now from the comfort of the home you scored for $485,000.
Property prices across regional New South Wales, with the exception of Armidale, have risen over the past year and are predicted to continue, according to the report.
With that in mind, why not invest in a four bedroom, two bathroom property that boasts an impressive view of 150 acres without actually having to maintain it yourself?
The beautiful 'coast meets the bush' home at 21 Martin Close, Yass is a brand new modern building overlooking the Yass Golf Course.
Owner Cameron Mabey's summer holiday inspired the property's modern-coastal, relaxed feel.
"We were up in Caloundra and everything you see up there is white, bright and light but here we were noticing a pattern of dark grey roofs and dark grey windows so we thought we just had to bring some of that back to the bush," he said.
With the unique bonus of a golf course right on your doorstep, the home is holiday personified. It's a retiree's dream or a young family's haven, with expansive bedrooms, a children's activities room and a modern kitchen that looks out to a large living room making it ideal for watching the kids play while preparing dinner.
It's the kitchen with its seamlessly designed matte black and crisp white soft close cupboards, stone benchtops and walk-in pantry that Mr Mabey said would stop you in your tracks.
"You're entering and drawn straight into the heart of the home. It's the impact straight away when you walk through the front door. You want to stand there and just look. That's how we set the design up too," he said.
"I'm always a fan of a home where you enter in the middle of the house and you can distribute both ways. A lot of the designs you see these days you enter at the end of the home and you have to go through a bit of a rabbit warren to get to where you need to go, but I'm a fan of entering through the middle.
"The heart beats around the kitchen doesn't it?"
With Canberra just the average length of a podcast away - 50 minutes - George Southwell from Ray White Rural Canberra and Yass said this family friendly property right on the seventh fairway provided the perfect swing into the market.
"If you're thinking Yass is a good market to invest in and you're not getting onto it, you'll miss the boat," he said.
