The Marian Villas, First National Real Estate principal Barry McEntee said, offer a low maintenance lifestyle at an iconic location in the heart of the CBD.
"We have been swamped with inquiries," Mr McEntee said. "There is nothing else like it in Goulburn."
Developers ARW Multigroup will begin construction after the Christmas break. The Villas are expected to be finished by early 2022.

Fourteen of the properties are three-bedroom, single-storey villas, three are two-storey townhouses. Each property offers three bedrooms and an ensuite bathroom, with a mix of double or single garages. Mr McEntee believes that the Bowral face brick exteriors will particularly appeal; most modern buildings are rendered. The Villas are within walking distance of the main street and CBD shopping centres, cafés and restaurants.
The Villas, Mr McEntee said, are designed for people looking to downsize from their traditional family home, or for young people who want a new home without high maintenance. First National has also fielded enquiries from astute investors who can see the benefit of purchasing in the CBD for capital growth, Mr McEntee said.

The former Marian College site, part of the Sts. Peter and Paul Catholic College precinct, was sold to Sydney developer Nicolas Daoud in 2014. Mr Daoud erected the Quest Apartments, a multi-storey apartment complex, then sold the site to ARW Multigroup, award-winning local specialists in commercial and residential residential construction.
Directors John Ridley, David Anable, and Paul Wildman are all qualified builders, born and bred in Goulburn, Mr McEntee said. Their company has won several Masters Builders Association awards, including last year's Commercial Builder of the Year in the region.
Villas are available to buy now; prices range from $630,000 to $680,000.
"We will sell off the plan now, exchanging contracts," Mr McEntee said. "Buyers won't have to settle until the construction is completed."
Purchasers before December 31 could qualify for the government's $25,000 HomeBuilder grant to build a new home.
